In Gothenburg's Gamlestaden district, Stena Fastigheter will be creating a completely new neighborhood. The heart of the neighborhood will be SKF's old industrial buildings, which are being remodeled to house facilities for commerce, dining and conferences.

On March 6, the doors were opened to a new innovative office building in Stockholm. In the Stena-owned building Hägern Stora 16 at Drottninggatan 33, Stena Fastigheter has created its own coworking facility together with Stena Sessan and parts of Stena Recycling (including Stena Circular Consulting).

Stena Fastigheter is making extensive investments in self-generated electricity, among other things to achieve the climate target of halving its carbon footprint by 2030. As a part of this, the company has ordered six BLESS™ I energy storage systems, including service contracts, from BatteryLoop. They will be installed in Gothenburg, Stockholm and Malmö.

An eight-floor building in wood is being built in Gothenburg. The construction and real estate industry accounts for just over 20 percent of Sweden's total greenhouse gas emissions. At Stena Property, several initiatives are underway to reduce carbon dioxide emissions, and halve our climate footprint by 2030. In Askim in Gothenburg, we find Trägården, one of the company's foremost innovation projects for reducing emissions in new production.

SUSTAINABILITY IN FOCUS WHEN STENA PROPERTY RENOVATES

In the middle of Malmö, and next to the Möllevångstorget square and its bustling urban life, we find a building that belongs to Sweden's textile history – Trikåfabriken (The tricot factory). Stena Property is now renovating the property, with the goal of once again filling the factory's premises with creative companies that contribute to the city's further development.

The year was 1981. This was when Stena Fastigheter was founded. The company has grown over the past four decades, from being a property management company to a sustainable urban developer that invests in both people and neighborhoods. In 2021, the company will invest just over SEK 3 billion, contributing with a thousand new homes and hundreds of summer jobs for young people each year.

COLLABORATION ON VEHICLE BATTERIES THAT CREATES BENEFITS AT SEVERAL LEVELS

On April 22, a world-leading system with energy storage for charging vehicles was inaugurated at the hygiene and health company Essity's business center in Mölndal. The project is another example of successful collaboration in which Stena Property and the Stena Recycling company BatteryLoop have worked with the automotive industry, in this case Volvo Cars, to develop a sustainable solution for electricity supply.

Just over 10 years ago, Stena Property set a goal of reducing its use of heating, building electricity and water by 20 percent by 2020 for all its property holdings. A goal that has been surpassed!

SALES OF NEW HOMES ARE GOING WELL

Swedes' interest in buying homes has been extremely strong during the ongoing corona pandemic. The number of homes sold is breaking records in 2020, at the same time as the prices of houses and condos have climbed. Sales of the company's newly produced homes have gone very well for Stena Property.

GREEN COLLABORATION WITH TIBBER

Stena Property is now entering into a collaboration with the digital electricity company Tibber, which gives 26,000 tenants the opportunity to buy green electricity produced by renewable wind power. The collaboration is the first of its kind for the digital electricity company and enables tenants to buy renewable, locally produced electricity at a better price.

Although the Lindängen and Hermodsdal neighbourhood in Malmö has been affected by unrest and several acts of violence in the past year, the sense of security among tenants of Stena Fastigheter is increasing according to the latest tenant survey.

STENA FASTIGHETER CONDUCTS A TENANT SURVEY

Personnel working at Stena Fastigheter in Stockholm, more specifically district manager Karin Linander and her colleagues in Fisksätra, Gustavsberg and Sickla, have this year increased tenant satisfaction in all the areas measured in the tenant survey. Security, clean and tidy, taking the tenant seriously and providing help when needed.

SCHOOL IN FISKSÄTRA

The municipal elementary school in Fisksätra, east of Stockholm, has suffered from few applicants for serveral years. In September, Stena Real Estate bought the school from the municipality. The acquisition of the
elementary school building is unique in the company's history, and is part of the work to strengthen the whole of Fisksätra. In the autumn of 2021, the school opens again – with the Viktor Rydberg Foundation as principal.

MASTHUGGSKAJEN GETS NEW LIFE

In May, the first sod for Masthuggskajen in Gothenburg was taken. The work of creating a completely new living district right next to the river Göta Älv is one of Stena Fastigheter’s largest and most recognized urban development projects ever. And it is done on classical Stena land.

FIFTH TIME LUCKY...

Is there anything more uniting than an arch rival? When Sweden’s women’s team in the cross-country skiing relay was on the starting line in the World Cup, Sweden had only atained silver in the four most recent World Cup races. Always defeatedby Norway.

YOUNG ARENA

In 2015, a few young people in Bredäng got an idea. They wanted to start an association with the goal of highlighting Bredängs positive role models. Since then things have been progressing at rocket speed. Now they are involved with homework help, safe walks and they have even initiated their own day: The Bredäng Day.

GREATER SECURITY AND MORE JOBS

Stena Fastigheter has entered as the principal partner in "The Community Match". The Community Match is Hammarby football's collective name for the club's contri-butions to the local community, which is to say the match happening outside of the chalked lines.

MORE TENANTS FEEL SAFE IN TYNNERED

Central Tynnered in Gothenburg is classified by the police as a particularly vulnerable area, but the results of the latest survey among Stena's tenants in the area show that perceived security has increased significantly over the past year. The security index has increased from 58.2 percent to 80.2 percent in one year!

THE NEW WEBSITE

At the end of September, Stena Property introduced its new website. The site, which has a new layout and new features, has been developed to provide better service – both for existing and future tenants and home buyers.

Six summer workers - four weeks - one mission!

This year Stena Fastigheter launched a new summer initiative that challenges youth to undertake innovative projects and carry out their ideas. Gabriella, Ornina, Medra, Bruno, Hanna and Hanna were hired as change agents, with the task of preparing a proposal for a digital solution that would increase security and
comfort for tenants.

More summer jobs at Stena Fastigheter

Every year, Stena Fastigheter employs 300 summer workers. The jobs are offered to young people between the ages of 16 and 20 who live in Stena Fastigheter’s flats. The work they do includes taking care of the housing areas by weeding flowerbeds, painting and cleaning up storage areas. Including the summer workers recruited this year, Stena Fastigheter provided 1,500 summer jobs in five years! But the work on recruiting summer workers doesn’t stop there…
