FOCUS ON INCREASED TEAM SPIRIT CONTRIBUTED TO
IMPROVED RESULTS
Personnel working at Stena Fastigheter in Stockholm, more specifically district manager Karin Linander and her colleagues in Fisksätra, Gustavsberg and Sickla, have this year increased tenant satisfaction in all the areas measured in the tenant survey. Security, clean and tidy, taking the tenant seriously and providing help when needed.
Personnel have 3,000 flats to look after, most of which are located in Fisksätra in Nacka Municipality. In the latest tenant survey in 2017, several tenants told us that they felt unsafe in spaces below ground, such as basements and storage rooms.
“We’ve taken several different measures that have contributed to making tenants feel safer,” says district manager Karin Linander. “Among other things, we’ve painted the floors and walls and assessed the lighting in the corridors leading to the storage rooms. We’ve made sure that our recycling rooms have windows, and in the future, we will also be renovating our garages. In total, the security index has increased by 5.5 percentage points since the last survey.”
The outdoor environment has also been surveyed with a focus on security and well-being, and among other things, the lighting has been improved. Bushes and trees have been pruned to eliminate dark areas. Children’s playgrounds have been refurbished by painting and replacing swings and climbing frames. At the same time, internal work has been carried out with extra focus on personnel.
“We’ve arranged activities to bring the group together,” says Karin Linander. “We’ve made room for conversation and I see that my colleagues find it fun to go to work. It’s nice to see that we get along so well.”
Overall, the neighbourhoods Öst, Fisksätra, Gustavsberg and Sickla have increased their total service index by 4 percentage points from 74.5 to 78.5.
ABOUT THE SURVEY | Every two years, Stena Fastigheter conducts a tenant survey to find out what tenants want and to learn of their opinions and ideas. The survey is conducted in collaboration with AktivBo. Among the topics surveyed is the service index, where the highest value is 100. Based on the results, action plans for improvements and development for the blocks are drawn up. |
